The picture above shows a four warehouse site at Astely Business park, in Wigan. It’s approximately 1/3rd the size of the proposed site at Lodge Farm.

Once established, there is empirical evidence to show that 2nd and 3rd phase development on nearby open land is even harder to stop. The Proposed Development
(based on the developer’s Summer 2026 update)
The London based property developer, Obsidian Strategic, has said they are coming forward this Autumn, with new proposals, to build an industrial park containing four enormous warehouses at Lodge Farm, just south of Hook and near the rural village of North Warnborough, in Hampshire.
Pristine farmland growing vaulable crops- This is under threat from the developers
The site is currently 3,500,000 sq ft of farmland, producing potatoes and other key food crops. The developer is proposing to concrete over something like 3,000,000 sq ft of the site to provide 1,000,000 sq ft of warehouse space. With associated employee, delivery van and HGV parking taking up much of the rest. A site that would be one of the largest warehouse distribution centres in the country.
The developer’s figures estimate 12,000 vehicle movements during daylight hours alone, 7 days a week, coming and going from North, South, East and West. A“significant proportion” of that number will be 40-ton HGV’s using the site 7 days per week, 24 hours per day. Using local A roads to access towns, such as Reading, Fleet, Farnham, Guildford, Hartley Wintney. And even the B3349 through South Warnborough for the most direct route to Alton and beyond.
We believe that this development is wholly inappropriate for this rural location. Such a development would create permanent disruption for Hart’s residents. Fundamentally changing Hart’s rural heritage and unique countryside, forever. Lodge Farm is prime agricultural land. It contains a series of ancient footpaths with nearby Roman remains. It also contains streams that flow into the nearby River Whitewater, one of only 200 chalk streams left intact in the World and already subject to regular flooding.
